The Immigration and Social Integration Law of Greece (Law 4251/2014) allows the issuance of a residence permit to third-country nationals and their family
members who purchase real estate in Greece worth more than €250,000. The Golden Visa Program is a program established by the Greek government to
attract foreign citizens and investors and enable them to stay in Greece.
With a golden visa in Greece, non-European citizens can also obtain a residence permit in Greece and move freely within the Schengen area.
The basic requirement for obtaining a residence permit in the form of the Golden Visa program is to own a property in Greece worth at least 250,000
euros.
The property can be held personally or through a legal entity, provided the applicant owns 100 percent of the shares.
When determining the value of the property(s), the amount paid for the purchase is taken into account, as indicated in the purchase and sale
agreement, and not the financial and economic value of the property.
The Golden Visa for Greece is valid for five years and can be extended indefinitely provided the owner remains in possession of the purchased property.
The residence permit allows access to the Greek healthcare system and public education.
The residence permit can be extended to spouses, children under 21 and the parents of both spouses of the applicant. Family members can be issued an individual golden visa, which expires at the same time as the sponsor’s residence permit, can be extended and revoked.
After seven consecutive years of holding the golden visa, the investor and his family members can apply for Greek citizenship.
